This popular Hollywood Area wine bar has taken both wine connoisseurs and foodies by storm with its 30 plus wines pours, innovative full plate dishes and markedly East Coast ambiance. The wine bar, whose average mean varies between $40 and $50 per customer depending on the night and season, embraces a fresh ingredient philosophy with its ever-changing menu and themed night offering. This philosophy and concept at an easily accessible location allowed this business to generate nearly $1 million in annual sales (40% of which are from wine alone!) within a few short years of launch.
This quaint 1,500 square foot facility with easy coast flair leases for $4,000 per month including $500 in common area maintenance expense on a lease set to expire by year’s end but with a 5 year option. The location has a parking lot, two rest rooms, a wine bar, plenty of wine storage, and estimated occupancy for 65 patrons. The kitchen offers a convection oven, stove and grill, a two-door fridge, a refrigerated prep table, a freezer, dishwasher and three bucket sink, as well as several prep tables, as well as a beer and wine license allowing sales until 2 am.
This restaurant does not face immediate competition for its wine bar concept, though there are certainly other wine oriented options, or innovative large plate (non-tapas) options in the greater Hollywood Area.
Though permitted for it, this venue has never actively engaged in retail wine sales, nor has it heavily promoted itself (much of the traffic comes from loyal patrons and word-of-mouth referrals). As such, new owners may seek to engage in an aggressive advertising campaign geared toward wine connoisseurs and foodies alike, as well as consider operating seven days per week or even promoting a lunch option. Of course, special events, wine tasting or classes, etc. are always additional sources of promotion and profits.
