Steven A. Matsis, senior managing director of Stamford, Connecticut based Pyramid Restaurant Group, is
pleased to announce that Pyramid Restaurant Group, a division of Pyramid Real Estate Group, has been
named Exclusive Broker for the proposed development of a new Restaurant/Bar and Banquet facility at
Sterling Farms Golf Course, to be developed by The Stamford Golf Authority.
The proposed development will consist of approximately 9000 square feet, and will include 64 seats in
the main restaurant dining room, 42 seats in the bar/lounge room, and 80 seats on the seasonal outdoor
terraces, with both areas offering al-a-carte dining and bar service, and which will also be shared by a
separate and contiguous 164 seat banquet hall including a large centrally placed dance floor.
The restaurant, bar, and banquet hall will be located at Sterling Farms Municipal Golf Course in the North
Stamford area, at 1349 Newfield Avenue, Stamford, Connecticut, just a few minutes off exit 35 of the
Merritt Parkway (Rt.15). The location will offer diners and banquet guests a convenient driving
destination, abundant free parking of up to 350 parking spaces, and a welcoming alternative to the dining
and bar sector of downtown Stamford, where traffic and parking can often be a challenging experience.
The Stamford Golf Authority will be seeking a single tenant/operator to lease and operate the
restaurant/bar and banquet hall, at an annual rental rate of $250,000.00, plus utilities and annual rental
rate increases. There are no additional real estate taxes or CAM charges added to the annual base rental
rate.
In addition to the construction of the building, The Stamford Golf Authority will contribute significantly
to the infrastructure of the kitchen and rest rooms, including exhaust & ansul systems, grease traps, floor
drains, water & gas hookups, air conditioning & heating systems, 4 handicap rest rooms (2 in the
restaurant/bar, and 2 in the banquet hall), adequate walk-in refrigeration, and an allowance for floor tile
and ceilings throughout. Additionally, the Authority will consider constructing a second separate kitchen
for the restaurant & bar, if need be, without encroaching on the square footage of the existing floor plan.
The tenant/operator will be responsible for the purchase and installation of all necessary cooking
equipment, additional stand alone refrigeration, prep tables, dishwashing machines, tableware, furniture,
desired lighting fixtures, and finishing interior build-out of the dining and drinking areas of the restaurant,
bar, and banquet room.
Construction of the new facility will begin once a tenant/operator has entered into a fully executed lease
agreement with The Stamford Golf Authority, and all permits and approvals are in place with the City of
Stamford. A long term lease is being offered The Stamford Golf Authority will
only consider offers from prospective tenant/operators whom are financially qualified & credit worthy,
and possess a strong history of successful ownership and management in both the restaurant and banquet
industry. |
